Casa by Moda Secures Up to £150 Million Commitment from NatWest for Future Growth
In a significant development for the UK’s single-family homes (SFH) sector, Casa by Moda, the renowned single-family homes developer and operator, has secured an initial £60 million debt facility from NatWest. This facility has the potential to rise to an impressive £150 million, providing a substantial boost for Casa’s expansion plans. This commitment from NatWest is poised to play a pivotal role in spearheading the brand’s growth strategy, directly contributing to the delivery of over 1,100 new rental homes across the UK.
Casa’s recent acquisitions include 223 new homes in Kirkstall, Leeds, and 156 homes in the east end of Glasgow, marking their expansion into new territories. Casa, the SFH arm of Moda Living, is on a mission to redefine the UK rental market. They focus on creating neighborhoods that prioritize customer service excellence, cutting-edge technology, well-being services, and sustainability as the cornerstones of their long-term rental model.
Casa neighborhoods stand out by offering residents deposit-free, pet-friendly living options and the flexibility of long-term leases of up to three years. The brand’s commitment to environmental, social, and governance (ESG) principles is reflected in the design, development, and operation of its homes. Casa collaborates with housebuilders to deliver energy-efficient homes and has partnered with proptech company Utopi to install smart environmental sensors in its properties.
This innovative feature enables residents to monitor various aspects of their living environment in real-time via the MyCasa app, including room temperature, air quality, and light pollution. The app also provides 24/7 access to customer service and maintenance reporting while allowing residents to connect with their community and book convenient at-home services.
Johnny Caddick, Chief Executive at Moda Living, expressed enthusiasm for Casa’s growth trajectory and emphasized their commitment to delivering top-notch experiences while actively seeking opportunities and partners across the UK to meet the increasing demand for high-quality suburban rental homes.
Single-family homes have been gaining popularity in the UK, offering an alternative to traditional city center locations associated with build-to-rent (BTR) developments. Casa’s emergence as a leading brand in the SFH market aligns with efforts to professionalize the UK’s rental sector, addressing the housing crisis and changing homeownership trends.
Charlie Foster, Head of Real Estate at NatWest, emphasized their support for Casa’s strategy and the provision of high-quality single-family rental homes. This commitment aligns with NatWest’s history of backing the UK residential sector across various tenures, signaling their dedication to supporting emerging segments like single-family rentals. As Casa continues to deliver on its proposition, this partnership is set to drive innovation and growth in the UK’s rental housing landscape.
